The numbers worth watching
Greater Vancouver REALTORS® reported 1,710 residential sales across Metro Vancouver in September 2026, down 8.4% from September 2025. Active inventory stood at 16,394 homes, 24.3% above the 10-year seasonal average.
The region-wide sales-to-active-listings ratio was 10.9%. GVR’s composite benchmark price was $1,075,900, down 5.5% year over year and 0.6% from August 2026.
What this means in Tsawwassen and Ladner
A softer regional market does not make every South Delta property interchangeable. Detached homes, townhomes and apartments are moving at different speeds, and condition, lot utility, location and competing inventory can create a wide gap between two homes that appear similar online.
For sellers, the practical question is whether the launch price earns attention against today’s alternatives. For buyers, the opportunity is to compare more carefully, preserve due diligence and negotiate from property-specific evidence rather than broad market sentiment.
William’s read
This remains a selective market. Well-prepared homes can still attract committed buyers, but overpricing is harder to hide when inventory is elevated. The best strategy is to identify the true competitive set, watch showing and offer behaviour closely, and adjust before a listing becomes stale.
BCREA’s third-quarter forecast expected provincial sales to ease in 2026 before improving in 2027. That forecast is useful context, but a South Delta decision should still be based on current local alternatives and recent comparable sales.
