Current project snapshot
Century Group describes Southlands as a 537-acre mixed-use community planned for 950 homes, with one- to four-bedroom housing and a current selling status. The developer’s home page describes a mix that includes townhomes, cottages, single-family estate homes and condo flats.
Availability is release-specific. William will confirm the current homes, price sheet, floor plans, estimated completion and any incentive directly before presenting them as current.
Why the ownership distinction matters
The official Southlands site states that its homes are freehold and not built on leasehold land. That makes Southlands materially different from some residential communities on Tsawwassen First Nation lands, but buyers must still review title, strata documents where applicable and the purchase contract for the exact property.
- Confirm freehold title and any strata or air-space-parcel structure
- Review disclosure statements, amendments and deposit protection
- Verify GST treatment, rebates and closing-cost assumptions with qualified advisers
- Compare new-home pricing with relevant South Delta resales
Lifestyle and resale questions
The community’s farming, food, trail and beach identity is a meaningful part of the purchase. The practical test is whether the specific home, parking, outdoor space, strata costs, construction timing and future surrounding phases fit your daily life and likely resale audience.
- Walkability to the market district and Boundary Bay destinations
- Construction activity and timing of future phases
- Home orientation, outlook, parking and storage
- Strata budget, bylaws, warranty and planned shared amenities where applicable
